LETTING ONLY

If required, we visit your property & provide you with a rental valuation. We will take into account current statutory regulations, the property’s size, age, condition, location, fixtures and fittings.

We will provide you with a checklist of things to do once you have decided to let your property. (Attached)

We advertise on our own Website, Rightmove, PropertyWorld and in the local Newspaper on a regular basis.

We contact all potential tenants already on our database.

We arrange viewings via our experienced staff.

Once an application is received we would reference each prospective tenant and assess them accordingly as to their suitability for your property.

We would accept the deposit if required and first months rent on the property and distribute this in line with your requirements.

We would accompany the new tenant into your property and book them in on your behalf.

 
 

FULL MANAGEMENT SERVICE

If you wish you can leave the supervision of the letting and management process to us. Obviously this is particularly useful if you are moving away from the area.

Under this service we carry out all the things covered by our letting only service.

In addition:

We will hold keys for the property and record keys given to the tenants.

We prepare the lease and explain the conditions to ensure full knowledge of responsibilities and obligations.

If requested we will prepare the inventory for you and supply this to the tenant.

We will collect the rent on your behalf and credit your account as instructed.

Our property management department will be on hand, so any issues with the maintenance of the property are actioned swiftly. This ensures that should the tenant have any issues they are not bothering you.

We can undertake regular inspections during the term of the tenancy to monitor the tenancy and condition. Should any issues arise from these inspections the tenant is notified and a copy forwarded to the landlord.

At the end of the lease we can undertake an inspection that would determine any retentions required from the deposit and initial negotiations regarding this would be carried out on your behalf. Any necessary maintenance required prior to a new letting would be discussed with you and actions agreed.

LETTING MY PROPERTY- WHAT SHOULD I DO

  1. Ask Morrison Property Services to visit and advise you of the rental value and letting procedures. This service is completely without obligation.
  2. Appoint the best letting agents – MORRISONS.
ONCE YOU HAVE DECIDED TO LET YOUR PROPERTY
  1. Notify your Building Society of your intention to let your home confirming that you propose to appoint Morrison Property Services as your Managing Agents.
  2. Notify your Insurance Company ( structure and contents ) that your property is to be let.
  3. Any major repairs done should be completed before the letting.
  4. All exterior paintwork and woodwork should be checked and renovated where necessary along with all guttering, rainwater pipes and gulleys.
  5. Internal redecoration should be carried out where necessary in order to assist in the letting and facilitate future management. Poor quality decorations invite a poor response from prospective and actual tenants. For this reason we consider it unwise to replace good furniture with cheap second hand furniture for the letting period, and remember, your furniture will have to comply with the latest Fire Regulations.
  6. Overhaul all items of equipment, e.g. washing machine, dishwasher, vacuum cleaner, central heating boiler and lawn mower prior to the letting. This will avoid any unnecessary expenditure at a later stage. Take out service contracts on all eligible items of equipment.
  7. Leave a detailed list of appliance operating instructions, mentioning any idiosyncrasies that the tenants need to know.
  8. Items of sentimental or monetary value should be removed or stored during your absence. Close off a box room or suitable cupboard for storage, if necessary. A few pictures and ornaments should be left to give a homely touch to the property.
  9. We recommend that any electrical appliances such as toasters, food mixers, microwaves, TVs, music centres, etc be removed as these will not be the tenant’s responsibility if they break down ( other than negligence which can be difficult to prove ). It is essential that maintenance agreements be made where these items are left.
  10. All carpets and curtains should be left clean. We recommend that all mattresses be protected by covers. Please do not leave pillows, duvets or cushions unless fire labelled.
  11. If offered furnished, adequate crockery, cutlery and cooking utensils should be provided, also an iron and ironing board.
  12. Gardens should be in a well kept condition and fences checked to ensure that they are sound and will remain so during your absence. A serviced lawn mower and adequate garden tools should be provided. Alternatively, a garden maintenance contractor should be engaged for the period of the letting.
  13. Arrange with your Bank to settle all final accounts including BT, prior to your departure by having the final account from BT sent direct to your bank.
  14. Contact the Ground Rent office, Servicing Contractors, etc, in writing to advise them of our name and address so that all future invoices/ demands do not go astray, thereby causing delayed payments and/ or discontinuation of contracts.
  15. Local information about Doctors, Tradesmen, Suppliers, Schools, Bus/Train Services and Social Activities will be appreciated by tenants. Leave them in an Information Pack.
  16. Supply THREE fully labelled sets of keys to Morrison Property Services – 2 for the tenants, the other to be held by Morrison Property Services. Duplicate keys should not be left with any other third party.
  17. Advise Morrison Property Services of any known problems, quirks about your property or equipment so that we may monitor or rectify as promptly as appropriate.
  18. Ensure the house and contents; especially the kitchen appliances are thoroughly clean. Decorate where necessary prior to departure. Ensure that gardens are left neat and tidy.
  19. Turn off refrigerators/freezers and LEAVE DOORS OPEN
